Septic System Installation & Replacement in Grey-Bruce

A new build needs a system and a failed system needs a replacement. Either way, it is the biggest septic decision a property owner makes, so it pays to understand it before you sign anything.

Septic installation and replacement across Grey and Bruce Counties

Nothing else buried on your property costs as much, or has as many moving parts, as a septic system. In Grey-Bruce the job is rarely routine. Thin soil over limestone on the Bruce Peninsula, a high water table along parts of the Lake Huron and Georgian Bay shorelines, pockets of slow-draining clay inland, and conservation-authority and Niagara Escarpment rules near water and the escarpment all shape what can legally and practically go into the ground.

How a septic installation works, start to finish

  1. Site evaluation. Soil type, depth to bedrock, depth to the water table, slope, and distance to wells, water, and property lines.
  2. Design. A qualified designer or engineer prepares the design to Part 8 of the Ontario Building Code, sized for the number of bedrooms and fixtures.
  3. Permit. Installing or replacing a sewage system generally needs a permit. Which office issues it depends on your township, and properties near water may also need clearance from the local conservation authority.
  4. Installation. Excavation, tank, distribution, and the leaching bed or treatment system, built to the approved design.
  5. Inspection and sign-off. The permitting authority inspects before the system is covered and signs off at the end.
  6. Records and care. You get the as-built details, where the lids are, and a pumping schedule.

Repair or replace? Signs a system is at the end of its life

Not sure which side of the line you are on? A septic inspection will tell you before you spend replacement money.

Timing is half the battle here

The ground is typically frozen from about December through March, which limits excavation. Designs and permits take weeks, and good installers book up from spring through fall. If you know a replacement is coming, getting the design and permit started in the fall usually means a spring install.

What does it cost?

A conventional replacement in Grey-Bruce commonly lands in the tens of thousands of dollars, and raised, advanced-treatment, and shoreline systems cost more. The exact number depends on the site, not a package tier. See typical Grey-Bruce septic prices, or call (548) 918-5572 for a free quote.
